As someone who considers himself a newbie to the subject of real estate investment and the many different ways a transaction can occur, I have a lot to learn. Buy and hold, fix and flip, wholesale, lease option, contract for deed, seller finance, creative finance…the list goes on and on. Investing in real estate is something that I find fascinating. It’s actually a comfort that I will never come close to knowing all there is to know. There will always be something fascinating to learn.
It was when I first became involved with rent to own properties that I started working with prospective home owners for which credit is nearly always an issue. With the ever increasing red tape and tightening of restrictions in the lending industry, it is no wonder that such a large percentage of our population cannot obtain a mortgage. Although it appears that the housing market is on an upswing in the cycle, new legislation, among other factors, have made it as difficult as ever to qualify for FHA and conventional financing.
So it is natural that when working with rent to own properties I would want to give my buyers the best opportunity to eventually, sooner rather than later, refinance with conventional or government insured financing. How do I accomplish this?
It was in the pursuit of an answer to that question that led me to a company that I have come to have much faith in. Let me tell you, however, that I have dealt with several “so called” credit repair companies. What I have mostly found are companies that over charge and under deliver. That is if they deliver anything at all.
Finally, all the pieces are fitting together. I can put families into rent to own homes in which they have a realistic chance of owning within a couple years. It truly is a win-win scenario for everyone involved. At the end of the day, that is what it is all about – making a living while helping others. That is what makes it so rewarding.
